Lakeside Village is the eastern village of Horizon West, between Lake Butler and the lakes around Bay Lake. It was the first of the six Horizon West areas to get its own plan: the county’s GIS layer lists amendment 97-1-B-1-1, from 1997. Like the rest of Horizon West, it is unincorporated and governed by Orange County.

Home values

Zillow does not publish a value for the village, so the main ZIP code is the closest guide. In August 2026 the Zillow Home Value Index put the typical home at:

The index is a modeled typical value for the middle third of homes, not a sale price, and 34786 also takes in the town of Windermere and other areas outside Horizon West. More is on our home prices page.
