Horizon West's six planned areas, from the Village of Bridgewater to Village I: ZIP codes, zoned high schools and August 2026 Zillow home values for each.

Horizon West is not a city, so it has no city neighborhoods. What it has instead is a plan. Orange County adopted the Horizon West concept in 1995, and its planning page describes five mixed-use villages and a Town Center, surrounded by greenbelts, on about 20,704 gross acres. The county still uses those six areas on its maps, and they are how this guide divides Horizon West. Questions about the plan go to the county’s Planning Division, 407-836-5321.

What this means for you

  • No city government: Orange County runs services here, from the Sheriff’s Office to trash pickup.
  • Your mailing city is not your government: most addresses say Winter Garden or Windermere, but are in unincorporated Orange County.
  • School zones do not follow village lines: check any address with OCPS Find My School before you sign.

How Horizon West is laid out

State Road 429, the Western Beltway toll road, runs north to south through the west side of Horizon West. The Town Center, home to Hamlin, straddles it. West of the highway, along the Lake County line, are Village H and Village I. East of it are the Village of Bridgewater in the north, Village F in the middle and Lakeside Village in the east, toward Lake Butler and Bay Lake.

The Census Bureau’s Horizon West census-designated place had 62,152 residents in the 2023 American Community Survey five-year estimates. That Census boundary is drawn differently from the county’s planning area, so the two do not match exactly. More is in our population guide.

ZIP codes. Two ZIP codes cover most of Horizon West: 34787, mailed as Winter Garden, and 34786, mailed as Windermere. The south side of Lakeside Village is in 32836, mailed as Orlando. Those cities do not govern Horizon West; the mailing name is the post office’s.

School zones. Orange County Public Schools draws its own attendance zones, and they cross village lines. Two high schools serve Horizon West: Horizon High and Windermere High.

The six areas at a glance

Zoned high school is the share of each area’s land on the OCPS 2026-27 zone map. Home values are the Zillow Home Value Index for August 2026, a modeled typical value for the middle third of homes, not a sale price. Zillow publishes no figure for Horizon West or its villages, so the table uses each area’s main ZIP code.

Area Main ZIP code Zoned high school Typical home value in ZIP Guide
Village of Bridgewater 34787 and 34786 Windermere 52%, Horizon 48% $570,875 (34787); $702,439 (34786) Bridgewater
Lakeside Village 34786 Windermere 92%, Horizon 8% $702,439 Lakeside Village
Town Center (Hamlin) 34787 Horizon $570,875 Town Center
Village F 34787 Horizon $570,875 Village F
Village H 34787 Horizon $570,875 Village H
Village I 34787 Horizon $570,875 Village I

Both high schools earned an A in Florida’s 2026 school grades. In ZIP 34787 the typical value was down 0.9% from August 2025; in 34786 it was essentially unchanged.

Village of Bridgewater

The northern village, between Hamlin and Lake Butler, at about 4,500 acres. It is split between the Horizon and Windermere high school zones and between ZIP codes 34787 and 34786. Lake Speer and Lake Hancock are inside it, along with Summerport Neighborhood Park and its dog park, Summerlake Park and Independence Park. Read the Bridgewater guide.

Lakeside Village

The eastern village and the largest area, at about 4,600 acres, around Lake Reams and Lake Sawyer. It was the first village to get its own plan, in 1997. Most of it is in ZIP 34786 and the Windermere High zone, and it has the shortest drive of the six to Orlando International Airport, about 23 miles by road. Read the Lakeside Village guide.

Town Center (Hamlin)

The middle of the plan, on both sides of State Road 429, with Hamlin’s shops, the cinema and the Lake District green at its heart. All of it is in the Horizon High zone and ZIP 34787. Horizon West Regional Park and the new library sit just outside its boundary, toward Bridgewater. Read the Town Center guide, and our Hamlin guide for places to eat and events.

Village F

The middle village, along Seidel Road east of State Road 429, at about 2,400 acres. Horizon High and Panther Lake Elementary are inside it, and so is Watermark Park, the county’s newest park in Horizon West, opened Aug. 31, 2026. Read the Village F guide.

Village H

West of State Road 429 along the Lake County line, at about 2,860 acres, with Water Spring Elementary, Water Spring Middle and Atwater Bay Elementary inside it. Every address is zoned for Water Spring Middle and Horizon High. Read the Village H guide.

Village I

The southern corner and the smallest area, at about 2,230 acres, along Avalon Road and Hartzog Road near exit 8 of State Road 429. Its plan, from 2008, is the newest. Ovation Elementary, on Hartzog Road, is inside it. Read the Village I guide.

How we built this

  • The areas are the five villages and Town Center in Orange County’s Horizon West plan, as drawn on the county’s village map and in its village GIS layer. We did not invent names or split villages into smaller areas. Acreage is from that layer.
  • ZIP codes and school zones come from laying the county’s ZIP code layer and the OCPS 2026-27 zone layer over each village and measuring the share of land in each. Shares are of land, not homes.
  • Parks come from the county’s parks layer and address records; HOAs from the county’s neighborhood organization registry; stores, lakes, named places and State Road 429 exit numbers from OpenStreetMap.
  • Road distances were measured with the OSRM routing engine on OpenStreetMap roads from a named public place in each area. They are distances, not drive times.
  • We do not rank areas or describe who lives in them.
